Motor on its way out, labor costs? Stock k20a2

My 02 Type S is almost hitting 130k. The car was an impulse buy because of the mileage and rarity. I soon found out that the car was poorly maintained, after about a grand dumped in just maintenance I am approached with a possible timing chain problem. I'm pretty sure the tensioner is on its way out with lots of noise in the engine.

Oil consumption seems inconsistent, last week after running it hard it was at the min dot, but I check my oil 2-3 times a week with a quart in the car at all times. So it probably stretched the chain, now at 4K and at Vtec engagement there is a rattle that sounds like my old mustang throttle slapping the firewall.

Wanted to build the motor to about 260hp but not sure if I can even have a reliable engine after all this.

Before I start checking my limited options in Alabama I wanted to see how much LABOR costs for these engines to be rebuilt. With the timing chain problem needing to be fixed before the valves bend, I might as well rebuild the motor imo.

I make 1500 a month and selling the car is pretty much out of question.
